Plumbing

Main water shut-off

The single valve that stops all water entering the house. Ball valves turn a quarter turn; older gate valves turn several times clockwise.

Why it matters: It is the difference between a wet floor and a flooded house. Find it before you need it.

GFCI outlet

A ground-fault outlet that cuts power in milliseconds when current leaks. One GFCI often protects several ordinary outlets downstream of it.

Why it matters: A dead bathroom or garage outlet is usually a tripped GFCI somewhere else on the same circuit, not a wiring failure.

Breaker panel

The metal box where power is split into circuits. Each breaker protects one circuit and trips when it draws too much current.

Why it matters: Knowing which breaker feeds which room lets you shut power safely before work. Repeated trips mean a fault, not a nuisance.

Return vs supply air

Returns pull room air back to the system, supplies push conditioned air out. The filter almost always sits at the return.

Why it matters: Blocking returns with furniture starves the system and is a common cause of weak airflow.

Condensate drain line

The small PVC line that carries water pulled out of the air away from the indoor coil. It clogs with algae in humid months.

Why it matters: A clogged line is the usual reason an AC shuts itself off or water appears in the ceiling below the air handler.

P-trap

The U-shaped bend under a sink that holds a plug of water to block sewer gas from entering the room.

Why it matters: A sewer smell from an unused bathroom usually just means the trap dried out — run the water.

Water heater

T&P relief valve

The temperature and pressure safety valve on a water heater. It opens to release pressure if the tank overheats.

Why it matters: A weeping or dripping T&P valve is a safety warning, not a plumbing annoyance. Get it looked at.

Plumbing

Pressure reducing valve

A bell-shaped valve near the main that drops street pressure to a household-safe 50 to 70 psi. They wear out in eight to twelve years.

Why it matters: House-wide pressure problems and banging pipes usually trace back to this valve, not the fixtures.

Foundation

Expansive clay soil

North Texas soil swells when wet and shrinks in drought, moving slabs seasonally. Doors sticking in August and freeing in spring is the classic sign.

Why it matters: Even watering around the slab in summer prevents far more expensive movement than any repair you can buy later.

Water quality

Hard water

Water high in dissolved calcium and magnesium. It leaves white scale on fixtures and builds sediment in water heaters.

Why it matters: Scale shortens the life of heaters and appliances. Annual flushing and aerator cleaning make a measurable difference.

Electrical

AFCI breaker

An arc-fault breaker that detects the signature of arcing in damaged wiring and cuts power before it can start a fire.

Why it matters: Nuisance trips are sometimes a real fault. Repeated AFCI trips deserve a licensed electrician, not a swapped breaker.

Roof flashing

The metal that seals roof joints at chimneys, walls, and valleys. Most roof leaks start at flashing rather than in the field of shingles.

Why it matters: A ceiling stain near a chimney is a flashing conversation, and it belongs to a licensed roofer.
